From metal structures to finishing: stages of construction of a private house

The construction of a private house rarely goes as planned on paper. And it’s not a matter of contractors or the weather - most often the problem is that this is not a set of individual works, but a strict technological chain. A crooked foundation leads to cracks in the masonry. Inaccurate metal frame of partitions - distortions in finishing. The most unpleasant thing here is that a mistake made at the start does not emerge immediately - sometimes after months, when the rework costs three times as much.

This article covers the full path from foundation metal structures to tile laying. With specific brands of materials, realistic deadlines and budget share at each stage. All data is current for 2026.

Zero cycle: the first meeting of construction with metal

Zero cycle work is the development of a pit, laying communications and laying the foundation. In a word, everything that is below the zero mark. And it is here that the first, and most important, contact of the construction site with the metal occurs: the construction of the reinforcing frame.

It would seem that the foundation is just concrete. But without reinforcement, it is simply hardened concrete that simply cannot withstand bending and tensile loads. A reinforcing frame made of steel rods takes on these loads while the concrete is in compression. The service life of the entire structure directly depends on the steel grade of the reinforcement: for private housing construction, reinforcement of classes A400–A500 is more often used - it is resistant to both corrosion and seasonal soil movements.

Saving at this stage is perhaps the most dangerous in all construction. Reinforcement defects do not appear immediately, but after several seasons, when the foundation is already securely hidden under the frame of the house. Guideline: the zero cycle takes 3–5 weeks and accounts for 15–30% of the total construction budget.

Metal structures: frame, floors, roof

After the foundation gains strength, the stage begins where the metal comes to the fore - no longer as reinforcement, but as an independent load-bearing structure.

  • Frame For frame houses and outbuildings, a steel frame made of a profile pipe or channel is used. It is faster to install than wood, and, importantly, is not subject to rot.
  • OverlapRolled metal floor beams are needed where increased load-bearing capacity is required - for example, with large spans between load-bearing walls.
  • Rafter system and roofing. Here sheet steel and rolled steel with a thickness of 8 to 160 mm are used - the specific thickness depends on the snow and wind load of the region. For load-bearing elements of the roof and load-bearing frame, steel grades St3, 09G2S, 10HSND are usually used, and for highly loaded structures - S355
