Real estate appraisal methods

There are 3 methods of real estate appraisal:

  1. Costly method. With this variant of the assessment, the costs of creating a similar property are calculated. For example, the appraisal of houses consists in determining the price of a plot of land where the property is located, the cost of building materials and the work performed.
  2. Income valuation method. This defines the income that can potentially be obtained from the use of real estate for commercial purposes. This method is relevant if you are evaluating apartments that are purchased for rent and not for housing.
  3. Comparative method of real estate appraisal. In this case, the subject of assessment is compared with a similar real estate.

The result of real estate appraisal is influenced by several important factors:

  • the location of the property - the closer to the center, the more expensive a square meter;
  • nearby infrastructure - pricing will be affected by the presence of schools, kindergartens, shops, transport stops (in particular, the metro);
  • number of storeys - the first and last floors, especially in five-storey buildings, are ten percent cheaper, in a new building, the higher the floor, the more expensive a square meter;
  • type of house and year of construction (brick houses are usually better than panel houses, and the famous "stalinkas" are sometimes valued higher than new buildings);
  • the condition of the apartment - cleanliness and tidiness are important here, that is, cosmetic repairs increase the cost upwards, while the need for major repairs can greatly reduce the price.

Stages in real estate appraisal

An independent appraisal of the cost of housing begins with a meeting between the appraiser and the client, at which the tasks and goals of the work are determined, all the necessary documents are handed over. Further, an agreement must be concluded and a technical assignment for real estate appraisal must be drawn up. After that, the performer visits the facility, conducts inspection and photography, takes into account the location. As a rule, these procedures take from 1 to 3 days. There is a possibility of an accelerated assessment - no more than a day, but the cost of the service in this case will increase.
